As the new fiscal year gets into full swing and the weather
improves numerous facility improvements will take place. One of
the most noticeable actions will be the replacement of several
large pipes that go under the roads. The 36" pipes under the
intersection of Bouy Drive and Farragut Drive as well as the two
36" pipes at Aquia Drive and Columbus Drive along with several
smaller ones should be in work as you read this. These are all
original pipes that are failing and in danger of collapsing. In
between road pipes the crew will continue road patching. As soon
as this is done the road crew will start cutting the grass along
the road shoulders. We usually make two cuts a season but this
year's rains are going to put a real strain on us. The Building
Maintenance staff is installing a new sound system at the
stables for the first of several horse shows and more exterior
lighting. Additionally, Dominion Virginia Power is to install
new lighting at the paddocks adjacent to Lions Park.
Several association upgrades are planned for the new marina
bathrooms to finish off the work done last winter by the
contractor. Dividers beside the toilets, shower screening and
improvements of this nature are in the works. The storage
building for tables and chairs at the Harbour Inn Community
Center is nearing completion. Bids are now being solicited for
new tables and chairs for the country club. Some good news- the
new pool contractor is confident that with minimal expenditure
we can probably get 5 to 10 more years out of the Harbour Inn
Pool.
The Reserve Study update is underway. This is the independent
study to review all our assets and determine their remaining
useful life and eventual replacement cost. The study will
compliment the current long range planning the board of
directors is undertaking. Expect to hear much more about this in
the very near future as significant decisions lie ahead on
upgrading/replacing major facilities. Items on the table include
but are not limited to:
- Upgrade/replacement of the Marina fuel tanks and docks.
The fuel tanks must come out of the ground within the next 2
years by law and the docks urgently require significant
repair or replacement.
- The Business Office and Police Station that were built
as temporary facilities in the 60's are failing due to time,
moisture intrusion, rot and termites. Both need replacing
and a consolidated facility appears to be the way to go.
- Several essential pieces of heavy equipment are in dire
need of replacing if the Roads and Grounds Crew are to
continue to do the expected work. The most urgent needs are
for a new roller and chipper.
- The Harbour Inn Pool needs to be considered as well as
upgrades at the stables and golf course.
It's all workable but timing and method of financing will be
subject to much discussion. The intent is to put together a plan
and get it out to the community in a matter of weeks.
