After more
than 20 years of payments the CIP has finally been paid off.
With this milestone removed from around our neck funds are freed
up to start bringing our amenities up to standard. With that
being said, the first major project is underway at the Harbour
Inn Pool. The pump house is being renovated as this is being
written and the pool is scheduled for complete renovation
starting in September. Details and drawings are available at
the Business Office. All of this is being done with no increase
in dues for the coming year. The approved FY 07 Budget is being
printed and will be available at the April Board Meeting. A
summary will also be mailed with the July statements.
Additional items
approved in the FY07 Budget include a new hay barn for the
stables, a new police car, a shelter house for Briar Patch Park,
significant road repair/paving and renovation money for green
number 9. Numerous smaller items are also included in the
operating budget. Some of these will include: electrifying the
front paddock fences, sealing the walking paths, plantings
behind the storage lot and new navigational signs on the creek.
If funding permits the parking lots will be stripped. The next
major items to be discussed after the pool include renovation of
the marina and a new police station\business office.
The board of
directors has established a new position to focus more attention
on the parks, fields and green areas. The board also directed
me to advertise lot #1237 for sale again. This is the
"old basketball court"
on Aquia Drive that has severe building limitations due to the
flood plane. Bingo is becoming a fixture and there is now a
waiting list for organizations to assist and provide
refreshments.
Recently several
owners made significant changes to the exterior of their home
without approval from the Architectural Control Committee. To
do so exposes the home to potential special assessments and
difficulties if sold or refinanced. Approval for reasonable
requests is painless and can be done quickly. Forms and details
are available at the Business Office. If you live on the water
and are contemplating any changes that touch the water please
get approval first as several regulatory agencies are involved
and failure to get all approvals can result in serious trouble
and large fines.
From time to time
some homeowners get behind in their dues and fail to respond to
requests for payment. The collection policy delineates the
action and once an account goes to the attorney it quickly gets
expensive. Liens, judgments and garnishments follow. We will
work with anyone willing to put forth an effort to pay with a
payment plan. However, the owner must initiate this but we will
assist. Please DON'T ignore the
correspondence.
Horse shows are
scheduled for May 20th, June 24th and
September 23rd. All start at 8:30 a.m. Classes
include Hunter, Gaited, Western, Speed and Trail. This is
inexpensive entertainment for the whole family.
